Royton Avenue Housing Development
What was involved?
Royton Avenue, Mangere, is a 5 Lot multi-unit infill development in Mangere for a private developer.
CLC Consulting Group, teamed up with Sentinel Homes to deliver this project, with CLC Consulting Group, providing the full suite of survey, planning, civil and structural engineering services for the project.
The projects sits on the edge of a flood hazard, hence accurate topographical surveying of the wider locale was needed for our Civil Engineers to develop an accurate flood model and determine how to minimise potential displacement effects of development and model floor levels safely clear of the hazard. Our planners lead the team in the early stages from a yield assessment in a Development Report, to assisting the architectural, civil and structural teams with designing around other site constraints.
New stormwater and wastewater network extensions were also needed across neighbouring properties to service the site. The driveway was carefully planned to minimise flood displacement and fill depths whilst integrating with required landscape areas and flood water conveyance around the site.
Our structural team developed a raft foundation to address the soft ground conditions, bridge piling where over council services and all other structural aspects.
The development was completed with freehold title subdivision with all building and services set out, council resource consent condition monitoring sign offs, and land title plan preparation by our survey team.
